Bank of Canada Raises Interest Rates: What Does This Mean for Calgary Home Buyers in 2026?

October 28, 2026 | Canadians’ Home | Grand Realty

If you've been waiting for interest rates to fall before buying a home in Calgary, today's news might change your plans.

On October 28, 2026, the Bank of Canada raised its policy interest rate from 2.25% to 2.50%.

But does that mean Calgary mortgage payments are about to increase? Will home prices fall further? And should buyers wait?

Here's what you need to know.

Why Did the Bank of Canada Raise Interest Rates?

The Bank of Canada increased its policy rate by 0.25 percentage points because of concerns about persistent inflation, including rising energy costs.

Higher interest rates can make borrowing more expensive, but a Bank of Canada rate hike does not mean every mortgage rate automatically increases by the same amount.

Variable-rate mortgages are generally more directly affected by changes in lenders' prime rates. Fixed mortgage rates depend more heavily on bond markets and other lending conditions.

For homeowners with existing fixed-rate mortgages, payments generally remain unchanged until renewal.

What's Happening in Calgary's Housing Market?

Interest rates are only one part of the story.

Calgary's housing market has already become more balanced in 2026.

According to CREB's September 2026 figures:

  • $566,700: Calgary's overall residential benchmark price, approximately 0.8% below September 2025.

  • 6,502: Active residential listings at the end of September.

  • 44 days: Average time on market, compared with 42 days one year earlier.

And the picture changes significantly depending on whether you're buying a detached home, townhouse or apartment condo.

Some property types have more inventory and potentially greater negotiating flexibility than others.

Should Calgary Home Buyers Wait Until 2027?

Not necessarily.

If you're financially prepared, have stable income and find a home that fits your budget, waiting for the perfect interest rate could mean missing a suitable opportunity.

But buying purely because home prices have softened can also be a mistake.

Before purchasing, consider three things:

1. Your real monthly budget. Ask a qualified mortgage professional to show you payment scenarios at different interest rates.

2. The local market. A detached home in Northwest Calgary may face different competition than a condo in the Beltline.

3. Your long-term plans. Buying generally makes more sense when the property suits your lifestyle and financial situation beyond the next few months.

The right decision is personal. The best mortgage rate or lowest asking price doesn't automatically mean the best home.

What Does the Rate Hike Mean for Calgary Sellers?

For sellers, today's announcement is another reminder that buyers are carefully watching affordability.

A well-maintained property, realistic asking price and strong marketing plan remain important.

Overpricing a home based on last year's market could result in longer listing periods, especially where buyers have more options.

However, a rate increase does not guarantee that home prices will fall. Local supply, demand and neighbourhood conditions still matter.

Want to Know What This Means for Your Next Move?

You don't need to predict the entire Calgary housing market to make a good real estate decision.

You need to understand your own budget, your preferred neighbourhood and the properties competing in today's market.

At Canadians’ Home, we help Calgary buyers and sellers look beyond the headlines and make decisions based on their individual circumstances.
