Are Calgary Home Prices Dropping in 2026? What October’s Market Means for Buyers

Updated October 19, 2026 | Canadians’ Home | Grand Realty

If you've been waiting for Calgary home prices to drop, you might finally be seeing some opportunities.

But here's what many headlines are missing: Calgary isn't one housing market.

Condos, townhouses and detached homes are behaving differently. And where you buy could matter just as much as when you buy.

Calgary Home Prices: The Latest October 2026 Update

The latest full monthly report from the Calgary Real Estate Board (CREB), released October 1, shows a changing market.

In September 2026, Calgary recorded 1,650 home sales, while the overall residential benchmark price reached $566,700, nearly 1% lower than a year earlier.

But look closer.

The takeaway? Some Calgary buyers have more negotiating power than they did a year ago. But not everyone.

Where Are Calgary Buyers Finding More Opportunities?

If you're shopping for an apartment condo or townhouse, the growing number of available homes may work in your favour.

More inventory can mean more time to compare properties, review documents and negotiate reasonable terms.

Detached homes are a different story.

CREB reported less than three months of detached-home supply in Calgary's Northwest, West and South districts in September, compared with nearly six months in the Northeast.

That difference matters.

A buyer looking in the Northeast may encounter different market conditions than someone searching for a detached home in the Northwest.

This is why neighbourhood-specific market research matters more than citywide headlines.

Should You Buy a Home in Calgary Now or Wait?

There is no perfect answer for everyone.

If you're financially prepared, have a comfortable monthly budget and find the right property at a reasonable price, today's market may offer worthwhile opportunities.

But falling prices don't automatically make a property a good purchase.

An inexpensive condo with major upcoming assessments can become expensive. A discounted home with serious defects may not be a bargain.

And the next Bank of Canada interest rate announcement is scheduled for October 28, 2026, so buyers should review current mortgage options with a qualified professional rather than assume borrowing costs will fall.

What Does This Mean for Calgary Sellers?

If you're selling, pricing correctly matters.

Buyers comparing multiple condos or townhouses may have less patience for overpriced listings.

Strong presentation, realistic pricing and an understanding of competing properties are increasingly important.

A home's value isn't determined by what it was worth at the market's peak. It's determined by what qualified buyers are prepared to pay today.
